Rows marked estimate are lender practice, not an official minimum. Every lender can set its own floor (overlay). A score alone never approves a loan: income, DTI, assets and the whole file count.
Common myth: "You need 620 for a conventional loan." Fannie Mae's DU has had no minimum score since Nov 16, 2025, and Freddie Mac's LPA doesn't require one for Accept loans either. In practice most lenders and mortgage insurers still want about 620. The rule changed; the lender's floor often didn't.
